After six months of exploring different areas in Italy, we found our dream location: a campsite on the Etruscan coast, just below Livorno and only 5 minutes from the sea. Unfortunately, after a year of negotiations, extensive research, and working on a nearby agriturismo (farm campsite), we were unable to reach an agreement with the sellers. The total project had a price of 1.6 million euros, and the sellers were unwilling to lower the price further.

Despite this, we have learned an incredible amount over the past year and a half. In the past six months, we proudly raised an impressive amount of €600,000 through our crowdfunding, and in the meantime, we've picked up quite a bit of Italian. We lived and worked for six months on a nearby agriturismo (farm campsite), where we not only learned to cook Italian dishes but also gained valuable experience in maintaining a large piece of land. We even had the chance to take part in the olive harvest twice!

Additionally, we have learned a lot about the laws and regulations regarding both campsites and agriturismos. An important discovery was that agriturismos come with significantly lower costs compared to a commercial campsite, mainly due to less staff, lower marketing costs, and so-called "farm benefits," such as reduced waste disposal fees and tax advantages.

Additionally, it is easier to find a suitable location for an agriturismo than for a commercial campsite with an existing permit. This is because Italians themselves are less fond of the "traditional" camping style that we are used to in Northern Europe, with tents, caravans, or campers. They often prefer the "Villaggio Turistico," large campsites with luxury cabins. These campsites are typically large with many buildings, which also translates into a higher asking price. If you want to build a commercial campsite from scratch, you need tourist land, which is not easy to obtain in Italy. This process can take anywhere from 3 to 5 years.

Starting an agriturismo, on the other hand, is easier than starting a commercial campsite. However, this means that you essentially become a farmer, with animals or crops such as olive trees, lavender, and/or a vegetable garden. Italian legislation for agriturismos stipulates that the number of hours you spend on a maximum of 35 camping spots cannot exceed the number of hours you work as a farmer. This number of hours per camping spot, as well as the time you dedicate to your crops, is all precisely outlined in Italian law. After purchasing an agriturismo, you must become a farmer within two years (either through a four-week course, a short internship and exam, or you can go directly to the examination board), and of course, you need sufficient crops if you want to turn it into a campsite.

We have therefore decided to shift our focus to establishing an agriturismo. In addition to the many financial benefits, the decisive reason was that we felt very happy during the six months we lived and worked on an agriturismo in Tuscany. It felt more personal, partly due to the small scale, the shared cooking and dining with guests, the collective olive harvesting, and the idyllic setting with the beautiful olive trees. For us, this is the perfect Italian experience.

Moreover, we want to settle here permanently; Tuscany is where we feel at home and where we are convinced we can provide our guests with the best experience. Over the past year and a half, we have learned and experienced a lot. At this moment, we are open to tips, potential locations, and other things that can help us make our dream come true.

What does this land look like?

If you know of a piece of land that fits the wishlist below, please let us know:

  • At least 15 hectares of land.
  • Of which part is agricultural or where a crop can be planted.
  • A main building with living space of at least 200 m². It may need renovation but should not be a ruin.
  • At a reasonable distance from general amenities such as a supermarket (<30 min).
  • Suitable for camping or can be made suitable (enough shade, not too steep, and reasonably accessible or can be made accessible).
  • Maximum €600,000.
